Terms and Conditions for House Of Anfield

  1. Booking and Payment
    • A non-refundable deposit of 50% of the total booking cost is required to confirm your reservation.
    • The remaining balance must be paid 1 week before the arrival date. Failure to pay the balance on time may result in cancellation of your booking without refund.
    • Bookings made within 2 weeks of the arrival date must be paid in full at the time of booking.
  2. Cancellation Policy

• Cancellations made 21 days before the arrival date will incur no further charges, but the deposit will be retained.
• Cancellations made after 21 days prior to the arrival date will result in forfeiture of the full booking amount.
• In the unlikely event that we must cancel your booking due to unforeseen circumstances, we will offer a full refund or alternative accommodation of equal standard.

  1. Check-in and Check-out

• Check-in time is from 3pm on the arrival date, and check-out time is by 11:00am on the departure date.
• Early check-in or late check-out may be available upon request and is subject to availability and additional charges.

  1. Occupancy

• The property is for the use of the specified number of guests as per the booking. Any additional guests must be agreed upon in advance and may incur extra charges.
• The lead guest must be over 18 years of age and is responsible for the behaviour of all guests.
• The property is strictly non-smoking. Any evidence of smoking inside will result in a cleaning charge.

  1. Security Deposit

• A refundable security deposit of £200 is required and will be refunded within 3 days of departure, subject to no damages or breaches of the terms and conditions.
• Any damages, breakages, or excessive cleaning required will be deducted from the security deposit.

  1. Use of Property

• The property is to be used for holiday purposes only. No events, parties, or functions are permitted without prior approval.
• Guests must respect the property and its surroundings, keeping noise levels reasonable, particularly between 10:00 pm and 8:00 am.
• Pets are not allowed and any breach of this policy will result in an additional cleaning fee.

  1. Liability

• We do not accept any liability for loss, damage, or injury to guests or their personal property, except where caused by our negligence.
• Guests are responsible for the security of the property during their stay, ensuring doors and windows are locked when the property is unoccupied.

  1. Complaints

• Any issues or complaints must be raised during your stay to allow us to resolve them. We cannot consider complaints made after your departure.

  1. Force Majeure

• We shall not be liable for any delay or failure in performance resulting from events beyond our control, including but not limited to acts of God, war, strikes, or government restrictions.

  1. Governing Law

• These terms and conditions are governed by the laws of England and Wales. Any disputes arising shall be subject to the jurisdiction of the courts in England and Wales.
